ROBERTSDALE, Ala. – Baldwin County’s housing market showed mixed year-over-year trends in August, with average sales price increasing in the Traditional Residential market while the Resort Area experienced fewer closed sales and a lower average sales price compared to last year. According to Baldwin REALTORS® Multiple Listing Service (MLS) data, both markets also saw fewer new listings in August 2026.

Resort Area Market Overview

In August 2026, the Resort Area reported an average residential sales price of $776,553, compared to $829,364 in August 2025. Properties spent less time on the market, with average days on market decreasing to 107 days, compared to 116 days a year ago.

Closed residential sales declined year over year, with 156 properties sold in August 2026, compared to 185 in August 2025. Total residential sales volume reached $121,142,217, compared to $153,432,296 last year. New residential listings also decreased, with 288 new listings added in August 2026, compared to 299 in August 2025.

Traditional Residential Market Overview

In Baldwin County’s Traditional Residential market, the average residential sales price increased to $411,213 in August 2026, compared to $387,865 in August 2025. Properties spent slightly more time on the market, with average days on market increasing to 73 days, compared to 71 days a year ago.

Closed residential sales totaled 535 properties in August 2026, compared to 565 properties in August 2025. Despite fewer transactions, total residential sales volume increased slightly at $219,999,092, compared to $219,143,893 last year. New residential listings decreased year over year, with 710 new listings added in August 2026, compared to 807 in August 2025.
